Check-in and Check-out Procedures

• Check-in is after 4pm and check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

• This home is accessed by a very steep gravel road. 4WD or AWD vehicles with good tires are absolutely required year-round, and during winter months chains will also be necessary during inclement weather.
• All guests going to Skytop Retreat must drive respectfully and slowly through the neighborhood.
• It is a shared driveway and the neighborhood has one-lane gravel roads.
• Do not block the neighbor's access. The road to the house is one-lane, and cars may not park anywhere along the road.

Parking Information

• There is a garage with room for 2 cars, and room for 2 more cars to park outside. A maximum of 4 cars may be parked in and at the property.
• No more than 2 cars may park outside the house at any time.
• It is a shared driveway; do not block the neighbor's access.
• Cars may not park anywhere along the road.

Policies and Rules

• This home is pet friendly. We accept 2 mature well-trained dogs per stay. Pet rent is $25+tax per pet per night. Pets other than dogs are not permitted.
• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• No smoking inside the home. No trace of smoking left outside the home.
• Do not leave food or trash outside as it could attract animals.
• All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.

Fees and Payments

• Pet rent is $25+tax per pet per night for up to 2 mature well-trained dogs.
• CANCELLATION POLICY: Bookings canceled 30 or more days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

• Internet is Starlink. Users typically experience download speeds between 25 and 220 Mbps, with a majority of users experiencing speeds over 100 Mbps. Upload speeds are typically between 5 and 20 Mbps. Latency ranges between 25 and 60 ms.
• Depending on your carrier, your cell phone may or may not work in this location. Verizon is the best coverage here, and if your plan supports it, you can use your phone as a hotspot.
• There is a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
• Hair dryers are provided.
• Towels and linens will be provided.

Safety and Emergency Information

• Do not leave food or trash outside as it could attract animals.
• All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
• The property is equipped with a smoke alarm and a carbon monoxide detector.
